However, choosing the right loan for your property purchase is crucial. Here's a brief overview of several types of commercial real estate loans to help you make an informed decision:
1. SBA 504 Loans: SBA 504 loans, offered by the Small Business Administration, are popular among commercial property buyers. These long-term loans typically last for ten or twenty years and are designed to facilitate business expansion or modernization. One key advantage of SBA 504 loans is the lower down payment requirement, with borrowers only needing to front 10% of the total cost. The SBA and the lender cover the remaining 90%. However, these loans are limited to specific uses, such as land improvement, property modernization, or equipment purchase.
2. SBA 7(a) Loans: SBA 7(a) loans provide more flexibility compared to SBA 504 loans. They can be used for start-up costs, debt financing, renovations, or modernizations. The loan terms vary depending on the intended use, with terms of up to 25 years for real estate purposes and shorter terms of 5 to 7 years for working capital. SBA 7(a) loans also offer a lower minimum and maximum loan size, with a maximum of $5 million compared to the higher limits of SBA 504 loans.
3. Traditional Bank Loans: Conventional bank loans, offered by commercial lenders like Bank of America and JPMorgan Chase, provide an alternative to SBA loans. These loans, often termed "conventional loans," come with varying requirements and restrictions depending on the lender. Unlike SBA loans, traditional bank loan rates are not standardized and can fluctuate based on factors such as credit score and market conditions.
