At Demetree Global, we take great pride in supporting the growth and success of our tenants. One remarkable example is The Dough Show, which has experienced outstanding growth since opening its doors in April 2023.

This beloved Egyptian cuisine restaurant has quickly become a favorite among both students and locals. Known for its signature Egyptian-style pies—baked in a one-of-a-kind oven and filled with mouthwatering toppings like mushrooms, cheeses, and halal meats—The Dough Show offers an authentic taste of Egypt. The menu also features freshly prepared shawarma, grilled dishes, and an assortment of fresh juices.

Under the leadership of owner Ehab Mahmoud, this culinary gem has expanded twice in just over a year, making a significant impact on the Orlando food scene and solidifying its reputation as a community favorite.

A Journey of Growth

The Dough Show initially signed a lease with Demetree Global in August 2022, starting with 1,200 square feet of prime end-cap space at 12140 Collegiate Way. Since opening in April 2023, their unique offerings—Egyptian-style oriental and sweet pies, shawarma, and fresh juices—have quickly captured the hearts (and stomachs) of the community.

Recognizing their success, the first expansion came in late 2023, when The Dough Show added another 1,200 square feet to their footprint (Suite 170). Now, as of summer 2024, Ehab Mahmoud and his team are once again expanding—this time adding 1,200 square feet in Suite 165, bringing their total space to 3,600 square feet. With construction already underway, there is a palpable excitement surrounding their continued success.

The land where The Dough Show thrives today has a deep history with Demetree Global. The area across from University of Central Florida was purchased in the 1980s and has been home to various tenants and Collegiate Village Inn, a student housing facility, over the years. Now, this location is part of the exciting redevelopment plan known as The Paseo at Collegiate Village.

Currently in Phase 1 of a four-phase redevelopment, Demetree Global is working to transform the area. Phase 1 includes two new buildings alongside the existing retail center and over 1,500 new student beds with The Accolade Collegiate Village West and The Accolade Collegiate Village East. As this phase wraps up, we look forward to Phase 2, which will feature a refreshed facade for the retail spaces, blending seamlessly with the updated buildings and student housing.


A Word from the Owner, Ehab Mahmoud

We recently had the pleasure of sitting down with Ehab to learn more about The Dough Show, its incredible journey, and his vision for the future.


What inspired you to start this business?

My inspiration came from my desire to create a better future for my family, especially my four kids. That’s why I named the company Four Brothers Investment.

What are your business's core values and mission?

Our core values are simple: maintain the highest food quality, serve our customers with passion, and always take pride in our culture. These values are reflected in our 4.7-star rating on Google and the recognition we've received from the community, including being named one of Orlando’s 25 hottest restaurants to open in 2023 and Yelp’s Top 3 restaurants for 2023.

What do you enjoy most about being a part of this community?

I love being able to share our authentic food with the local community and feel proud to contribute to the food scene here.

What are some challenges you've faced and how have you overcome them?

Before landing our location at 12140 Collegiate Way, we were rejected by about five different locations because our concept was unfamiliar to many. But now, after showing how successful we can be, some of those same places are reaching out to us, wanting us to open in their spaces.

How do you see your business evolving in the next five years?

We’re already working on franchising The Dough Show, and we hope to have at least three new locations outside of Florida by 2025. The demand is certainly there, with about 15 franchise requests already pouring in.

What sets your business apart from others in the same industry?

Our open kitchen concept is unique. Customers can watch as their food is prepared in front of them, which adds a layer of transparency and trust.

Can you describe a memorable moment or achievement for your business?

Our first expansion, which happened after only nine months, and now this second expansion, are both standout moments for us.

What is your team’s favorite part of the workday?

When we’re busy during lunch and dinner rushes—everyone is working hard, and the energy is high as we deliver quality food to our customers.

With construction already underway for their second expansion, The Dough Show is well on its way to becoming a cornerstone of the local dining community.
